I’m a #NewHomeSales rep for a top 5 American Builder. New home sales reps are a small community, we all talk to eachother. Builders are inflating the numbers. Keeping bad contracts, from bad loans on the books to prevent showing cancellations.Screenshot this it’s going to get bad
Unfortunately it’s going to get bad. For example in the past,we would immediately cancel or not even write a contract if we found you aren’t qualified. Over the last 3 months, 90% of what we are forced to write are unqualified contracts because the qualified buyers are gone!
Those unqualified buyers won’t be able to close. So what we are seeing, most new sales are worthless. But we have a gun to our head, if we don’t hit our quota of 3 to 6 houses sold a month we will be laid off or terminated. So we have to write them, but they wont close!

If you want to stay away from the headline noise, this is what you want to track; as long as the 3-month average is running below 4.3%, everything is doing great. This did not happen once during the years 2008-2019. Today, 3MA 3.83 months Image
