Generally there's 2 types of NFT investment categories.
Short term - Flipped while volume is high. Bought early, sold almost asap.
Long term - Held on to as the project matures.

Mystic Axies were rolled by luck 3 years ago during the presale. No more will be released.
There's ~1,400 of them and the price has been steadily increasing from 0.6 ETH to 4.5 ETH today.
Reaching 10+ ETH at one stage.

4/ User base for Axie Infinity is increasing!
With land gameplay around the corner and a recent $1.5M Land Bundle sale, I'd assume that user base will keep climbing.
= more demand for mystic axies as they're hard capped and seen as collector class within the Axie ecosystem.

@decentraland has had ALL of its supply released. There won't be more unless the community vote yes.
With the recent @atari HQ, 100+ new galleries in last 2-3 months and 100-500 at events.
I'd say land is a good buy.

BUT with Decentraland - Land has fluctuated in MANA price.
From 8,000 MANA to 15,000 MANA back to 8,000 MANA. As MANA has gone form 4 cents to 25 cents.

Although prices have gone crazy, I'm overall bullish that, since they're licensed, they'll continue to see steady price increase with utility.

12/ Usually I take a gamble and invest very early OR wait it out and let the project/art mature to prove via data, there's price appreciation.
Projects like @TheHashmasks are new, blasted on to the scene, but I'll be watching for a few months to see if they sustain.

Basically, as long as the demand continues to increase, your investment should.
Whether it's an artist that's continuously growing their brand or a game/virtual world project that's growing their user base.
I look for signs of the above.
