Lesley’s “how to house” #1. If you’re US military or a veteran, you probably want a VA loan (no PMI!). To get one you need a Certificate of Eligibility from the VA. You get it from their site with a 214 or statement of service, then give it to your mortgage broker.
#2: You (practically) need a realtor, broker, inspector, and property lawyer. The ones each other one likes will probably be crap. So meet and interview a few. Never use a realtor who is the seller’s agent. Never use a realtor who pushes you over budget - they’re paid commission.
Buying a house takes forever. You have to pick one like 60-30 days out. Then it has to pass assessment, inspection, etc.
Download Zillow or whatever and go to all the open houses and awkwardly converse with realtors until you figure out what you want in a house. And what you hate.
15 year mortgages really don’t cost that much more than 30 year ones because the rates are often waaay better.
If the roof is bad, you’re effed. Same with HVAC or flooding.
Mortgage calculators are stupid and you shouldn’t buy a house that costs more than 4x the worst salary you could be making in your position.
Everybody flips houses and usually all they do is paint and put a new fridge and counter in. Make sure there wasn’t a house fire.
If you ever want to buy a house, try to save pennies now. $20% of a house in 2019 is like obscene and unobtainable for almost all of us.
Everybody frigging lies because they all make money from you buying a house. Inspect everything twice. Hire your own inspector. Sanity check everything. Bring a friend.
Find out if the house or townhouse is in a HOA. If so, find out the rules and monthly cost!
