The Construction Industry:

We were quite young and feeling good on site for an ongoing road construction, while on attachment popularly known as; students work experience scheme (SIWES). As aspiring quantity surveyors and civil engineers.

On a tuesday morning we were taking levels for drainage and supervising mixing and casting of concrete to the roads drainage line, we gave the sub-contractor the mixing ratio of the concrete based on the specification and he rubbished us for beign young and students
We called the attention of the site engineers to this effect, after assesing what the mixing&casting crew had done, he scolded them and asked them to recast all over again, thus it means the sub-contractor has ran into a loss $. This was avoidable if he had listened to us.

This industry is divided into two major parts namely; building and civil(heavy)engineering works.

The architect, quantity surveyor, civil/structural engr. Mech.&elect. Engr., builder, town planner, land surveyor etc.
Each of these prof. Have their roles and functions in actualising a certain goal to deliver a building to clients.
The arch. Represents the clients dream through pictorial or diagramatic expressions

The QS. Translates the drawings into figures in monetary values, as to how much it'll cost to produce the building, in a single document called the BOQ ( bill of quantities)
The civil/structural engr. Calculates the strength and stability of the building and provide designs for foundation in accordance to best practices.
The mech/elect engr. Provide a layout of interconnecting services and how they'll form an integral part of the building.
However engaging these professionals eliminates or reduces errors that will be detrimental to the building and its occupants.. on the other hand engaging BABA TUNDE OR MUSA injiniyaz means you're spending less for their services which is detrimental; they are experienced
But they dont have the extensive knowledge of what will work on the site and they cut corners to minimize cost. This is evident by seeing the frequency of buildings collapsing in lagos.

What you need to know; A building is broken down into 7 major parts

1. Foundation( sub-structure)
2. Block/brick work( super-structure)
3. Roof
4. Finishes
5. Doors and windows
6. Services
7. External works
You can start with foundation, pause and continue to lintel/ window level, pause again and take it to top and roofing gradually and strategically youre building a house. Within your means/earnings
1.The foundation takes about one third or 25-30% of the entire cost of the building. This is the most important part of the building it needs professional hands to know what type of foundation would be applicable and it affects the cost of the building to a very large extent.
2.The super structure 15-20% cost comprises of blocks or brick work+associating columns( pillars) lintels and beams. these are concrete structures whereby 1 metre cube of concrete cost about N35k. Bricks N70 and blocks N250.
3. Roofing consist of all roof members, steel or
Timber(wood) can be used and a wide range of roofing sheets exist this section takes about 15-20% of the total cost of a simple bungalow.

4. Finishes; this is where client's taste meets finances. Choice of finishes is what makes the difference between 2 or more
Identical houses. This section covers plastering, screeding, ceiling/ POP, flooring(tiles or marbles), painting and decoration. This section may take about 30% if using blocks and less if using bricks

5. Doors and windows
10% should serve here i.e if your buildings
budget is 5m. 500k should serve for buglary, windows of choice and good doors.

6. Services; a section of works takes about 15-25% of the sum its also influenced by client taste includes all that has to do with electrical wiring and fittings, also plumbing equipment and fitting
7. External works; consist of all works carried out inorder to improve the functions of the house works such as ; walkways, car park, landscaping, cascading, fencing and gate etc.
