Lots of res and non-res development approved since 2008.
- Almost half of growth is taking place in Downtown.
- 73% of res dev in Downtown, Centres and Avenues
- Employment areas still attractive places for non-res investment, centres not so much
Entire city is densifying/intensifying, w/ Downtown + Centres becoming denser at faster rates;
- North York + Yonge-Eg surpassed Prov Growth Targets years ago.
- Downtown getting close
- Scarborough + Etobicoke have a bit to go. Essentially they need to at least double pop+jobs
Jobs to Pop Ratio; generally all over the place for centres, but declining for Downtown since 2006. This is one of the big reasons why TOcore supports commercial+institutional development and growth- balance is key to ensure Downtown maintains its economic prowess
This is actually quite unreal - vast majority of approved development in Toronto is taking place within 500 metres of higher order transit
Almost all manufacturing jobs are located on the City's employment areas. Incredible stability in manufacturing employment over the years in the City. Speaks to the continued importance of preserving Employment Areas.
