Report out by @MGP_Plan and @bildgta on land supply in the Greater Toronto and Hamilton Area, Simcoe County, Barrie and Orillia
A quick overview of dwelling type by region - City of Toronto obv pulls everyone up into greater densities
Persons Per Unit by dwelling type by region - Peel higher than the rest
This is quite fascinating - unit type mix by region by year.
Toronto and York experienced the most significant changes - Toronto in apartments 25+ storeys, while York in towns
Barely any changes to the % singles/semis in Hamilton, Durham and Peel since 1996
This growth that was anticipated for Durham has not really materialized - the hope is it will pick up in the future...
Toronto + Hamilton pop growing, but as a share of region declining
Peel already plateauing as a share of region
Lots of job growth anticipated for Durham, York and Halton. Will it materialize?

This is a pretty thorough analysis, looking at every municipality with the region and their land supply;
This report also gives a good indication of areas or municipalities that will continue to sprawl, and ones that don't really have that option
Here's Durham: some of the largest % of vacant community+employment areas relative to other regions studied. Also, has little lands for potential expansions.
- Ajax you're done for now.
- Oshawa and Whitby may be able to expand.
- Pickering is where sprawl will happen
Here's York: most vacant community lands leftover (in HA) relative to other regions.
- RHill, Aurora and Newmarket, you're kinda done sprawling for now
- Markham, Vaughan + E Gwillimbury able to expand
- Sprawl to continue in King and Georgina
Peel: has some of the fewest remaining vacant lands; but 2nd highest for lands with "uses to be determined"
- Caledon, not much growth anticipated
- Brampton expected to sprawl w/ 1300 ha of lands with "uses to be determined"
- Mississauga must intensify
Halton: one of the most fascinating ones, w/ largest inventory of vacant land relative to other regions
- Oakville to sprawl
- Burlington must intensify
- Milton can expand; anticipate sprawl
Hamilton: fewest inventory of vacant lands for development. But has 1,100 HA of lands with "uses to be determined"
- Hamilton can go either way. Should intensify.... but can easily continue to sprawl with 1,100 ha of lands with no uses designated yet...
And then there's the infamous Simcoe County: has some of the largest inventory of vacant lands. Sprawl expected.
Barrie can expand if it chooses to
Simcoe is a bit of a special case in the entire GGH...
So the report has no recommendations; let's the reader come to their own conclusions
