In 2015 he reduced the legal limits on housing sizes, to match the smallest in the world- Hong Kong, to allow developers to make more money.
Developers wanted smaller sizes for more money. So in March 2019, he introduced changes to the planning guidelines to let them do just that
The co housing model they've been selling us for a while, essentially a house share, can get around that. these are rooms, not apts.

for context, that's 4 metres bigger than your average prison cell. To live in. Here's one of the 'spacious' 16.5 sq m ones, in London.
These are renting in Ireland for €1500 per month, which the developers say is 'below market levels for a one-bed apartment'
Naturally, developers are queing up. They are already in Dublin (Node), and Kerry. Bartra has 3 Dublin developments. The Collective, Medici Living, Lotus Investment & Roam are just some of the Developers who have already started, Ires and Prime Living are sniffing around too.
This is not a solution to the housing crisis. These are not homes. They are temporary stay, zero tenant protection, minimal space at maximum cost. They benefit only landlords, developers and banks. Again. @MurphyEoghan & the government were never working to assist the public.
@MurphyEoghan Addendum: these 'co-living units' have no legal requirement for (& therefore have no) parking, storage or leases.
@MurphyEoghan As they are not legally apartments or houses, they also neatly sidestep new anti Airbnb rules against whole dwelling short-lets.
@MurphyEoghan So you're a developer and you're not allowed another hotel. Apartments are full of pesky renters rights. AirBnB is regulated.
@MurphyEoghan You can build a 200-700 'unit' 'co-living' house share, at €1500 per unit per month and RAKE it in.
