Here's the thing: Americans are *obsessed* with real estate and yet know *nothing* about housing policy. But it's housing policy that creates the neighborhoods we live in.
More than any other single policy; it was housing policy that created our modern version of segregation, the racial wealth gap and concentrated areas of "inner city" poverty. What we think of as "cities" and "suburbs", "good areas" and "bad neighborhoods"
Segregation, gentrification, high rises, projects, luxury condos, etc... It's all built atop an intensely engineered set of policies and subsidies and government incentives and restrictions.
By and large those structures are *invisible* to most people, which is a big part of why they are so powerful.
