ATTENTION Home Owners and Real Estate Investor: When working with #Contractors, set your expectations EARLY and have everything in writing before any work starts. Let’s look at some important factors so you all are educated. (THREAD) #30DaysofThreads 01/07
Firstly, I am a licensed #Architect & come w/ contractor experience overseeing construction from small residential projects up to $20mil+ large scale commercial projects. I have been on job sites since 2007. It’s part of my duties to protect safety & welfare of the public. 02/07
Set #Contractor expectations early in the #construction process. This could include the quality of work, progress schedule (when certain phases will be done), & material properties (how items will perform) among others things. These specifics should be included in contract. 03/07
Always always have a #contract with all aspect of your expectations written down and signed by all involved parties. Retain legal counsel if necessary. This can alleviates many conflicts with #Contractors when it can be easily referenced in those contract documents. 04/07
NEVER pay the #contractor everything up front. Not even 50%. A small amount to get started is reasonable but always set up a payment schedule. In this they can get payment upon completion of a pre-established item like framing or rough plumbing/electrical. 05/07
Within the contract there should be a clearly outline Scope of Work. This is one of the most important parts of any planned #construction work. The full scope & project intent should be clearly spelled out to limit any vagueness. If you miss something, how bad could it be? 06/07
If you miss a big item that you thought would be covered, then that error could throw off your entire budget. Also always have a reasonable schedule agreed to by the #contractor so the #construction duration is known. Retaining a local #Architect for your next project ✌🏽😎 07/07
