1/ It’s the obvious problems that most people focus on, leading to over-investment, over-production and supply-gluts. Not great for investors, nor for entrepreneurs.
2/ In 2017, the obvious problem was scalability, hence all the "Ethereum Killers" and layer-2 scaling solutions today.

3/ That's not to say there won't be some big "scalability" winners. There will. It's just going to be a competitive market likely with subpar returns on average.
4/ High leverage, for investors and entrepreneurs, often comes from focusing on the less obvious problems that will inevitably arise.
