How to start making money on Airbnb with little to no money in a thread:
1.Understand what market you are in and know what lane you want to be in. Etc homes, condos, townhouses, apartments. Each property type has a diff set up rules/entryway. I’ll stay as generic as possible
2.Don’t spend too much time just doing “research”. Take a couple weeks to a month. Do specific searches on Airbnb to understand the market. Search by area, # ofguests, #of bedrooms, # of bathrooms, type of home, etc.
3A. Find a property/unit to list. You can start by searching on Zillow, HAR, Craigslist, or Facebook. Look for owner created listings. Realtors are middle men and most times can’t make any decisions or get you in contact with the owner. Refine your searches to match the lane
3A continued...you’ve decided to be in. Go for homes that’s been on the market for a while, they tend to be more desperate
3B. Do foot work. Drive around the neighborhood you’re interested in and look for “for sale” or “for rent” signs
4. Contact as many people as you can from Zillow, Har, Facebook and the bandit signs! It’s a numbers game now; majority will be uninterested or even uneducated. You just need to find that one. There’s a lot
5. Create a pitch, explaining what you think the property can earn, benefits, and everything you will do to make it earn that, ie property upkeep, turnover between guest, inventory
6.Once a homeowner/property owner agrees you have 2 lanes depending on how much capital you have
Rental arbitrage: w/the permission from the landlord you rent it, and list on Airbnb and other OTAs(online travel agency).
Ex: If a 3 bed 2 bath house rents for ~ $1500/mth.
Avg price $125-$150/night
Avg occupancy 60% (18 days) booked equals $2250-$2700. After rent and utilities you can profit around $600-$800 a month. Basic numbers
Furnish the property for $4000, and you’ll get that back within a couple months. Easy to scale
Management: An owner who has had a property on the market for 6 months+ or constant price reductions tends to be more willing to try new things. If you don’t have the capital but did the research and can ensure that under your management they can earn more on Airbnb vs long term
Management continued... you can convince the owner to furnish and let you manage (Co-host) it for them.
