How To Generate Distressed Seller Leads With Facebook Ads

Here’s what I do to generate 100's of leads a month on auto-pilot… using data I have already purchased to service other lead levers like cold calling and RVMs.

So you wholesale, fix n flip &/or buy rental properties… if you are a hustler you likely already buy lists & get them skip-traced.

You probably cold call & do RVMs. Thats great & we all get good business like that.

You every consider what else you can do w/ that data?

Enter Facebook. See, FB is a platform that nearly every distressed seller surfs daily.

Imagine a 65 yr old man/woman who is late on payments spending 7 hours day scrolling. Or someone who just inherited a property and hasn’t decided what they want to do with it yet.

Back to the data we already purchased.

When you get it skip-traced, ask your provider to include emails. If whoever you skip with doesn’t provide emails, DM me, because this is important. There are some high level skip tracers out there that will at no additional cost.

Take your list and upload it to Facebook Ads Manager via Custom Audience.

Once you have the audience up-loaded, its time to put together the Ad Strategy. Facebook has a unique way of building out your ads. It starts with Objectives, then Campaigns, then Ad Sets, then Ads.

Objectives is the How, Campaigns are the Umbrella, Ad Sets are the Who, & the Ad is the What.

Starting w/ Objectives… my fav are Lead Gen & Conversion. Simply put, if you don’t have a converting landing page, use Lead Gen. If you do, use both… Conversion is for landers.

For this we will discuss Lead Generation. Select that. Now title your Campaign and let’s move to your Ad Set… the Who.

Remember your list that we loaded to Custom Audience? Select that for Audience.

Let’s build the Ad.

You’ll want to use a photo of a property that is a fixer, not too clean, but not too terrible. Make it relevant, like someone could live there, but it needs work.

This is RELATABLE… the KEY to marketing. Now to the Ad Copy, the actual text in the Ad.

You’ll want to call attention to your area like this:

‼️Attention San Diego‼️

You’ll want to ask a question where the answer is YES.

For a preforeclosure list write something like:

Do you know anyone behind on payments that could use a Quick & Easy Cash Offer?

Then write a couple short sentences of who you are & what you do, & features/benefits or why they should work with you.

The KEY is to make it short, sweet, direct & simple. Very important to not oversell.

Now your Call To Action.

“Click Below to Receive Your Cash Offer”

Now you create your Lead Form. This is where the seller inputs their information. Just copy and paste your ad copy in to it, or shorten it up, but be sure its congruent.

The questions you’ll want are First Name, Email, Phone, Address. Thats it.

Go to Zapier dot com. Connect your CRM & connect your Zap to your Facebook Lead Form. I can’t go in to detail on it here, but a quick Google search will help you.

Launch your ads, minimum $20 a day.
