1/ Some more details on yesterday's #HousingNow Proposal by Mayor @JohnTory in #TOPoli.

2/ ...most of these sites should be "As of Right" to build new HIGH-DENSITY Housing on what are now cheap/subsidixed Surface Parking-Lots near #TTC Stations - including new @CrosstownTO Stations in #TOPoli...and stations serviced by the new Vaughan extension...

3/ ...but in #TOPoli - the Deafult setting is "NO" - and Councillors have fought efforts to reduce CHEAP parking-spots at #TTC stations in the Past...

4/ ....and Locals will probably also FIGHT these changes at Council, because they like Cheap-Parking and don't like new Developments near them in #TOPoli...

5/ ...because the people who attend Public-Meetings in #TOPoli understand "we need more Housing...BUT..." --- they don't want it Built within 500 Meters of their Home (*and everywhere is within 500 Meters of someone's home)...

6/ So if Mayor @JohnTory wants to "actually" develop these 11 Proposed sites, he will need to Take-On the local Councillors, Drivers/Cheap-Parkers & #NIMBY groups who slow-walk these kinds of projects in #TOPoli.

11/ #JoshMatlow is 1st out of the gate talking about one of the #HousingNow sites. Lot at #140Merton which already has "Heritage" problem discussed in Tweet-7. Using the phrase "built form is appropriate for the site & respectful to the community" does NOT help in #TOPoli. 🙄

12/ Of the Eleven (11) #HousingNow sites proposed by the Mayor & @_CreateTO - ONLY the Two (2) sites at Don Mills/Eglinton have even STARTED the required Re-Zoning Process(es) in #TOPoli. This is #770DonMills in Jan. 2019...Tick-Tock, Times-a-Wasting...⌛️

16/ City Staff have POSTED their Estimates for #HousingNow to TMMIS. I will update my PUBLIC Google-Map to show their proposed Unit-Numbers

*The 30% #AffordableHousing & 10,000+ TOTAL New-Units seems like a pretty-difficult number to achieve in #TOPoli.

17/ ...also City-Staff estimate that it will Take 2 to 4 YEARS to DELIVER on these Eleven (11) #HousingNow sites.

Taking 2 to 4 YEARS to Deliver their estimated 3,600 new #AffordableHousing units will NOT result in "40,000 new Affordable-Housing units in 12-years" in #TOPoli.

18/...in order to achieve the Mayor's promise to deliver "40,000 new #AffordableHousing units in 12-years" in #TOPoli...City Council & Staff need to DELIVER 3,000+ new Affordable-Housing Units EVERY year - & at MINIMUM 9,000 of those Units in the next 4 years... ⌛️ #TickTock

A.) WILSON station parking-lot charges $5/day & FREE/Weekends.
B.) WARDEN station parking-lot charges $4/day & FREE/Weekends.
C.) VICTORIA PARK station parking-lot charges $6/day & FREE/Weekends.

22/ Assuming the City is REPLACING any "lost" commuter-parking on #HousingNow sites by PAYING to dig-down new underground parking spaces below #AffordableHousing...what would THAT cost #TOPoli..?

In 2016, TPA paid $9-MILLION for 125 spots (*$72-K each).

23/ Even at the smallest of those TTC Parking-Lots at VICTORIA PARK (2.1 acres) where Capacity is 173 parking-spaces, PAYING to dig-down new underground parking spaces below #AffordableHousing would COST #HousingNow plan $12.4-MILLION...for $6/day spots??
