Big takeaways from our survey of fix-and-flippers last week: 1) Rates have massively slowed transactions and prices are falling broadly. 2) Lots of talk about flippers changing strategies, holding-and-renting instead of flipping, or exiting the space entirely.

COMMENTARY 🧵->
#Atlanta flipper: “Many highly-leveraged flippers will need to go out of pocket to sell or will default on no-recourse loans. We will not see improvement until the 2nd half of 2024. Many will not make it to that point and there will be some bargains for cash-flush investors.”
#Baltimore flipper: “Sellers are still not reacting to market shifts. Sellers need to lower prices.”

🧵CONTENT WARNING: Medical neglect, violence, pregnancy, fetal death, death.

It’s impossible to express the frustration, sadness and rage we shared with our community when we read Kelly Masten’s story last week.
star-telegram.com/news/local/for…
On Apr 11, 38 yr old Kelly Masten who suffers from a rare form of epilepsy, was arrested during a mental health crisis call. Kelly's almost daily seizures from the age of 2, have left her with the capacity of a 5-6 yr. old. Unable to read, write or take care of most daily needs.
Despite repeated requests from family to have her transported to JPS hospital, she was arrested and confined in a single cell in Tarrant co jail.

What followed is a horrific example of how carceral systems are designed to fail human beings, especially the most vulnerable ones.

Home builder survey results are in for full month of December. Top themes: 1) Still a ton of demand for new homes. 2) Rampant construction material & labor shortages. 3) Bit of chatter on possible margin compression several quarters ahead. Market commentary to follow…
#Atlanta builder: “Have virtually no available inventory & huge backlog of 1,000+ units going in to 2022. Still metering sales in most communities, where the demand of waiting buyers still outnumbers our supply.”
#LasVegas builder: “Busiest orders for December I can remember in a long time.”

Just published September home builder survey results (sales, prices, costs, communities, etc.). Big themes: 1) Supply chain, supply chain, supply chain. 2) Monthly price hikes no longer the norm. 3) Some of the hottest markets sounding toppy. Market commentary to follow…
#Austin builder: “No end in sight for labor & material issues. Told by logistics guy last week that his company believes it will take at least a year to get the supply chain back to working.”
#Austin builder: “Availability of windows has limited closings this year & availability of appliances has caused closings to slide to a later month. Availability of paint is stressing Q4 closings & causing even more bunching toward late in the year.”

Companies tied to housing revising guidance due to supply chain. Commentary from our builder survey this month indicates things getting worse before they get better. Homes sitting, waiting for materials (dead days). Big delays in windows. Delta outbreaks. In sum, a crapshoot. 🧵
#Nashville builder: “It's a crap shoot. Some municipalities will issue permits in 1 week, & others are 6-9 months behind. Supply chain is a mess. Windows are now 7 months out, cabinets are 6 months out, etc.”
#Chicago builder: “Build cycle increased due to backordered materials including bathtubs, appliances, & ceramic tile. Trades are much more limited in availability & now have some ‘dead days’ with no activity.”

Analyzing June new home sales & pricing figures from our monthly builder survey. As one builder noted: “It’s not fun to be a builder anymore.” Lumber relief is nice but pick your poison on other issues. Market commentary from across the country to follow...
#Richmond builder: “It's not fun to be a builder anymore. Cost pressure is killing us. Not only will builders like myself who take 12-24 months to build a house lose margin from increases, but the affordability is becoming a major issue.”
#Atlanta builder: “Costs have driven up prices & we’re no longer preselling. We will not sell a home until frame stage, so our sales numbers are off for June while awaiting framing stage.”

We are hearing reports that the North Tarrant Express, where this horrific 100 car pileup occurred, was neither salted nor sanded. The Fort Worth Fire Department had to bring their own salt & sand just to access the scene. #FortWorth #HD90 #I35

My office is asking many questions and demanding answers. We have already had multiple discussions about this tollway’s bottleneck design and lack of commonsense safety measures such as a shoulder.

2/
Who was responsible for safety on this roadway? Who was responsible for deicing this portion of our highway? Who dropped the ball and why? Does TxDOT oversee safety measures on tollways or do we just trust these private companies to handle it?

The mayor's technical trouble appears to be so rough she now has a new computer.
Council is on an item expanding the Union Gospel Mission center on Lancaster. There is concern from then Historic Southside about the concentration of poverty along Lancaster.
Gray says this is part of overall revitalization plan for Lancaster and could move forward w/o zoning

President Abraham Lincoln issued the first draft of the #EmancipationProclamation in 1862, but news traveled slowly across Confederate states even after the end of the Civil War in April 1865. Texans learned of the proclamation 30 months after the original announcement. (2/23)

Fourth protest in Fort Worth for #GeorgeFloyd. Last night, protesters were tear gassed by police. Right now we’re in front of city hall. Couple hundred people here. #protests2020
“George Floyd!” “I can’t breathe!” Protesters chant as they march down Taylor Street.
The mayor issued an 8 pm curfew for tonight. Protesters have two hours and then police wouls presumably begin arrests.
Protest leaders said they plan to be done by 7:30 to abide by the curfew.

They encouraged people to leave the bridge last night before police launched tear gas, said they didn’t want anyone hurt

I’m at the Tarrant County courthouse where a protest is planned for 6 pm in Fort Worth over the death of #GeorgeFloyd. Many are waiting on the steps already.
This guy just pulled up and blasted this song: those on the steps joined in.
Shardai South said she’s out here because her 10-year-old daughter is afraid of the police. South is a teacher and wants to teach her students that police are safe.
“But I can’t preach that if police don’t.”
Chaise and Kaley are here with first aid supplies. They were in Dallas yesterday and saw police tear gas protestors. They’ve received donations and a nurse decided to join up with them tonight too.

Pretty awesome moment today.

I went to @AlphaGraphics to pick up a few things.

The owner of #FortWorth franchise just moved here from South Africa last year. She and her family moved b/c after visiting her best friend a year ago, she'd never felt so safe walking outside.
She said she still pinches herself that she can walk around town with zero fear. Her 13 & 14 y/o's are just now realizing they can go outside without needing to be scared.

She said America is the dream she's always wanted and pinches herself every morning that it came true.
Back home, unemployment is 40%. There is no printing of money. There is no PPP. There is no government assistance. Crime is at all-time highs. Thousands of people wait daily to collect food from.....

Guys are you ready? #FortWorth City Council returns from their summer break. I know you've all missed my live tweets filled with typos and jargon.
Work session is getting started.
We're being introduced to Reggie Zeno, the new #FortWorth city finance director. He comes most recently from #Cincinnati but before that he was with the city of New Orleans and the #NOLA school district. He's been here about 6 weeks and is excited to be here, he said.
He was apparently the finance director during Katrina, per city manager David Cooke. Mayor Price says she's a fan of his accent.

We’ve all been told to vote in our local elections.

But why? What makes them so important, and how do they actually affect our lives?
Local govt manages a lot of different things — and their decisions directly affect your life. There is no level of govt that is more directly responsible for serving your community than your local elected officials. Local govt can affect almost every aspect of your daily life.
Here’s just a few of the things they’re responsible for:

Local school quality

Deciding sanctuary jurisdiction status

Policing and public safety (and holding police accountable)

Affordable housing

Public transit

Alcohol & marijuana ordinances

. . . the list goes on and on
