From the introductory document, it seems investigations into Trump started on July 28th, 1986 with a Special Agent from Manhattan, NY. However, a grand jury subpoena on PG 140 reveals a deeper, earlier connection with then District Attorney of SDNY @RudyGiuliani 
This subpoena from then Rudy, I assume is addressing Donald Trump, and his associate George H. Ross of Dreyer and Traub as witnesses for a Grand Jury case. What is the case about? I've taken the liberty of filling in redacted boxes with red text of my own based on research.
How did I infer George is the man associated with Trump in the subpoena? Dreyer and Traub. Ross worked with Trump's father. "Ross said he first met Trump in the late 1970s, when he was a senior partner at Dreyer and Traub..." libn.com/2004/12/10/rig…
George wrote a book titled "Trump: Strategies for Real Estate" where he writes "When 27-year-old Donald Trump explained his grandiose idea to me during our first meeting, I told him that based on existing conditions he was chasing an impossible dream that would never happen."
The level of camaraderie on the foreword, written on a post-it note from Trump, "Only you and I know how important a role you played in my success—Thanks for everything!" and Ross's position at Dreyer and Traub as a litigation head turned real-estate gave me insight.
Notice that the book was published in 2005, but the post-it note from Trump was written in 1988, 2 years after the said subpoena in 85' from Rudy. I would assume Trump wrote this as a literal "thank you!" for helping maneuver the Grand Jury testimony Trump had to give.

Unsure as to why "A. Whiteman & Sons/" was redacted from the finding, but in research it had something to do with the Pentagon, and North/South Korea. Louis Smadbeck was an intelligence officer who helped run the joint real-estate business. nytimes.com/1992/10/09/nyr…
The reason this redaction exists regarding South Korea, in my assessment, is that an FBI agent interviewed Trump in 87' regarding purchases to Korean's who posed as Japanese. But noted Trump denied knowing anything really, something we are used too...
Another set of documents identifies key security figures in Trump's team, 1 Matthew Calamari that Michael Cohen identifies as a key witness for SDNY. thisisinsider.com/who-is-matthew…
The case I believe FBI is building by releasing this document is showcasing how Calamari and members of Trump's team were acting as enforcers for Trump's will from 1996 to now.
Apparently a guy named Chuck Jones illegally planted hidden cameras in Marla Maples apartment and caught her having an affair with Michael Bolton when Trump was away on "a west coast trip."

There's a few pages detailing chronic domestic disputes between Trump and Marla (although not named directly) these documents were entered presumably to show Trump's history of harassing women, using security as strong-men, but Trump defended himself as a victim of harassment.
Another series of pages (14) describes how Trump received a violation for building a parking lot for Trump Taj Mahal in Atlantic City without a valid permit.
On page 108 @JudgeJeanine is mentioned, "The relationship between Westchester District Attorney Jeanine Pirro and her attorney husband, Al, is mutually beneficial. Those benefited were in detailed the Jan 15 filing of Mrs. Pirro's campaign committee." Her husband helped Trump.
JOHN BARON/MILLER STRIKE AGAIN - from pages 111 - 114 - apparently TRUMP threating a city commissioner over Tax Abatement "issue regarding Trump". When Trump was asked about it by the Special Agent investigating, he had said the police already placed a tape recorder on his phone.
There is a Publishers Clearing House scam that uses Trump's business name to defraud a woman to send money to several locations in return for money. It is unclear if this is inserted as evidence of Trump's involvement or simply a complaint filed under Trump's name in general.
Trump was also implicated in a class-action-lawsuit for having a company Kaszycki & Sons pay polish immigrants off the books, without taxes to demolish Bonwit Teller building in Manhattan. NOTE: Jay Goldberg is also implicated.
I assume amongst the thousands of lawsuits against Trump, the reason the FBI chose this one is because of Jay Goldberg.

Not kidding - Trump is the kind of crook that makes your neck snap and head tilt a bit. This one is not in the drop, but one I uncovered a couple years back.
Last of the mix is a complaint brought to FBI's attention regarding suspicious payments to an unknown party from Oklahoma that originates from The Trump Organization.

Now a question for Rachel Maddow fans, if there was a moment she ever lost credibility in your mind, can you re-call? I can... It was the night she received Trump's 2005 tax returns covering 2004. Everyone was bummed, but I uncovered something bigger.
Operating theory at the time was that Trump may have sent 1040 form, but I believe it was someone who wanted MSM hosts to focus on the year 2004 overall, dig deep as to when Trump - in debt - would have been compromised by someone like Putin.
