Walk the property, analyze its expenses, rental demographics, crime rates, etc, etc.
Browse real estate on the internet & attempt to analyze one deal per day. Build a spreadsheet on each one. Day after day, keeping doing maths on different deals.
Wonders will happen after a few months!
