The PM has boxed herself in, the backstop must as things stand come into force by end 2022, a timing partially down to the UK electoral cycle, yet even without finding an Irish border solution the UK and EU would struggle to meet that timing theguardian.com/politics/2018/…
A side letter to say otherwise is clearly not going to be worth much to those who understand the logic of how the timing will work, which by now includes a lot of MPs
And with that I'm off to Brussels, someone let me know if I can be of use in negotiations...

There's not much new here, but mention of our freedom to set agriculture rules doesn't sit well with commitments on the Irish border unless assuming Northern Ireland does not in fact have that freedom, and Irish Sea checks
Biggest problem for EEA supporters remains the opposition of both the Labour leadership and the referendum campaigners. Although a majority of MPs could probably live with an EEA solution it is hard to see us getting there

Here's the fact checking for claims 1-13...
14-30. Statements about the future are inherently debatable, so you simply can't say "there will be no roaming charges" is a fact. It is a possibility.

Hopeless. One of the EU's perennial complaints about Brexit negotiations is that they've been expected to play the role of both sides as the UK side has never really known what we wanted. theguardian.com/politics/2019/…
The EU will probably be able to make minor changes to the Withdrawal Agreement and perhaps more significant ones to the Political Declaration, but they expect these to be the final ones to get a deal over the line in Parliament. The PM doesn't know what these are.
There is no way the EU will agree to this, any negotiating partner will agree to this, and the very fact the PM is floating the idea will have Brussels in continuing disbelief at the PM's lack of understanding of negotiations. thetimes.co.uk/edition/news/t…

1. He is right that the backstop provision in the December 2017 agreement isn’t legally binding.
That observation isn’t, though, of much practical use. In any multi-stage negotiations, if one party backs down on something previously agreed, the effect tends to be the same as pulling out a brick in a Jenga tower: the edifice is liable to collapse.

Main takeaway from @theresa_may Commons statement:
Lots of conciliatory words about the EU "working with us to respond to the very real concerns we had on their original [draft] proposals," and tributes to both teams of negotiators...
Also, May is conciliatory on need for backstop: "Both the UK + EU share a profound responsibility to ensure the preservation of the GFA, protecting the hard won peace and stability in NI, and ensuring that life continues essentially as it does now...."
May again says the future FTA "should provide for solutions to the unique circumstances in NI, in the long term." The backstop might be needed, however, if there's a gap between the FTA beginning and the transition ending.
