Results from our survey of #FixAndFlip investors are in. The fix-and-flip market is clearly cracking: higher rates have shrunk the # of buyers + the # feasible deals. Buyers are also cautious about overpaying given falling prices (cutting into flipper margins).

COMMENTARY🧵->
#Atlanta flipper: “Much higher risk environment due to rising rates. Sellers still have not reset expectations from earlier this year, so acquisitions have essentially come to a halt.” (2/19)
#Baltimore flipper: “The market for fix and flip has turned. It is now a buyer's market and there are a lot of investors competing for the same property. I have put in several offers on a few properties that have good potential but have not been able to get the contract.” (3/19)

Land of the free? Abortion rights demonstrators march in #SanFrancisco #4thofJuly bit.ly/3nBDP4j
"July 4th, we're supposedly celebrating freedom in the U.S., but given that #RoeVsWade has just been overturned, that's really called into question," said organizer Magda Cholewinska.
"To the millions of women that are sort of impacted by this decision, are they really free? Like are those women free? I don't think so." #abortionrights

I spoke to a “Director of Harm Reduction” at one of the BIG nonprofits the other day.

This person told me that by handing out foil/pipes/straws, they were making “connections and engagement”.

He was explaining to me how his sole source/no bid contract program would work
A few tidbits from our conversation:

First, he explained to me how when I was out running the streets, What I really needed was someone to provide “harm reduction techniques” to help me.
I thanked him for reinventing MY life experience & explained that all I needed was what I got~@ACSOSheriffs gracious offer of jail/treatment.

Dude,(NOT in recovery) I woulda grabbed that pipe and appeased you all day as long as I could get high and you where providing the tools

A thread of Catholic churches that have been vandalized, attacked, and their members harassed by pro-abortion extremists:

Sure, let’s keep using @CDCgov's calm green "Community Level" map that overemphasizes hospitalizations & deaths instead of the "Community Transmission" map that clearly demonstrates (high & growing!) infection rate.

That totally helps ppl make "informed decisions" about risk.🙄
In highly vaccinated #SanFrancisco, 7-day positivity & average daily case rates are growing significantly, despite decreased testing -- both are close to or above their highest levels throughout the entire of the pandemic, outside of the massive omicron surge.
Though @WhiteHouse @TheJusticeDept have appealed a court decision striking down federal mask mandates on public transit, they have not requested a "stay" to keep masks ON until a final verdict.

Demand a stay ASAP: actionnetwork.org/forms/join-mar…

For the final night of @RedistrictSF April 13 public meeting, I tried to present slides to all 11 districts. I developed this map with D5, 6, 10 & 11 in mind. My map does not dilute the Black vote in any district. #SanFrancisco has lost 60 percent of its Black pop. since 1970.
My standard deviations were generally within 3 standard deviations except for my D8, matching the inverse of RDTF’s D8. I don’t know why the @RedistrictSF task force required this high bar. one day, they recanted, saying it was impossible. But it wasn’t.
My District 1 keeps much of Richmond, Jordan Park, Laurel Heights and Presidio Heights intact, relying on Fulton, Great Highway and California as major boundaries that people know and can point to easily.

Allegedly this naked man entered a department store in #SanFrancisco to sexually assault a transgender employee. When the employee fled & hid inside a closet, the naked man lost his mind, grabbing a fire extinguisher and trying to break down the closet door.
The naked man was then escorted down the escalator where low and behold, the transgender employee's boyfriend was there waiting. The boyfriend whacks the naked man with a sign, knocking him to the floor.

The naked man then picks up the sign and follows the boyfriend outside.
*lo and behold

Here is a small sample of videos people from around the Bay Area send me.

1. This is a car break-in from around 8:30 last night at the 99 Ranch in Cupertino. A man captured this break-in on his Tesla’s camera. He had nothing in the car trunk. (1/4) #BayArea
2. A woman in Pacific Heights was fed up w/all of the crime/thefts at her home/neighborhood so she installed a Ring camera.

This is who she found Sunday, taking items from her property. You can get the woman say “Give all of that stuff back. Go.” (2/4) #SanFrancisco
The woman was also seen doing this on Elizabeth’s property. (It was a video but obviously too graphic to share…so I made it into a still and put a censor on it. You get the idea.)

Elizabeth also says a bag was stolen from her porch several days earlier. #SanFrancisco (3/4) Image

This is the most important piece of writing I've seen on why we have a drug and homeless crisis in this city. The jig is up. Let's unpack. 🧵 #SanFrancisco michaelshellenberger.substack.com/p/san-francisc…
@ShellenbergerMD was contacted by a former "homeless expert" in SF. That person literally confirms everything Shellenberger and I have been saying about "open drug scenes" and more importantly, who is actually controlling policy around the "homeless crisis" in SF.
“To pretend that this city could build enough permanent supportive housing for every homeless person who needs it is ludicrous,” the person said. “I wish it weren’t."

Is there any another city that has 1,000 organized drug dealers "working" in plain site in broad daylight downtown? Truly a self inflicted wound. And we're all hurting for it. @ShellenbergerMD
The collateral damage to the community is obvious. This isn't harm reduction.
What's "equitable" about a community made up of mostly BIPOC going to city hall with their kids asking for intervention while those who defend the status quo live up the hills in neighborhoods shielded by geography from this decline? sfchronicle.com/sf/bayarea/hea…

This is 84-year old Marc. He was at an ATM in Laurel Village yesterday when a man approached & said “give me your money, give me your money!”

As Marc reached for his bag to give him cash the man hit Marc 2x’s in the face w/a glass bottle.(1/3) #StopAAPIHate
Marc suffered bruises as you can see— along with sinus fractures. His daughter told me his head and shoulder scan showed no major damage.

Amazingly his spirits were high. He even gave me this bible & credited his big family with longevity and health. (2/3) #StopAsianHate
Marc’s daughter Ana is a nurse. She is grateful for the Good Samaritans who came to the rescue to assist her dad.

“It’s really upsetting…evil people lurking around. It makes us so sad, our family…that these people are preying on the innocent and the frail.”

1) Two San Francisco prosecutors just quit and tell us they've joined the effort to oust their former boss, District Attorney Chesa Boudin.

In their first tv interviews, they explain why they believe Boudin is making the city more dangerous.

2) Before San Francisco prosecutor Brooke Jenkins quit last week, she regularly took on the city's most violent offenders.

She says DA Chesa Boudin frequently gives dangerous criminals a "free pass."

"What he has proven is that his approach is much more radical."

WATCH:
3) Prosecutor Don du Bain says he considers District Attorney Chesa Boudin a friend, but strongly believes he needs to be recalled.

"I've seen decisions made in this office ... since Chesa took over, that shocked my conscience, and I've been a prosecutor for 30 years."
