IMPORTANT FOR TENANTS:

There is currently an eviction moratorium in place for both residential and commercial tenants.

There is not yet a rent moratorium, though we are pushing for one. But you cannot be evicted.

Rent is due in a couple days, here's what you need to know...
For residential tenants who cannot pay, within 30 days of when rent is due, you have to provide notice to landlord that you can't pay due to financial hardship.

Then within 7 days after that, you must provide some written documentation explaining impact.
The definition of “financial impact” would include reduced income due to factors such as work hours, temporary business closure or slowdown, or layoffs, and/or increased out-of pocket medical expenses related to COVID-19. It's intended to be a broad definition.
The landlord may still send notices to you, relating to non-payment. All of those will be waived as long as you send them the notice that you cannot pay, and the written documentation.

Currently, even though you cannot be evicted, you will still be responsible to pay this rent at a later date. Right now, this protection lasts up to six months--so you cannot be evicted for financial hardship related to COVID-19 for up to 6 months.
As I have said many times, and have been pushing for, I believe there should be a freeze of rent all together, with no back rent owed, as there is for most mortgages.
The city has not yet released guidance for commercial tenants, though I expect that the process will work very similarly. I will post that information when I have it.

To clarify re mortgages, the overall principal isn’t reduced. But people can get forebearance for 90 days without any penalty, if they are financially impacted by COVID-19.
