According to Michael Wolff, in 2004, Epstein showed Trump a $36M Florida mansion that Epstein planned to buy. Trump went behind Epstein's back and bought the mansion for $40M, with a loan from Deutsche Bank. Trump then sold the home to a Russian for $96M.
The Russian buyer was Putin-connected Dmitry Rybolovlev. Suspected money laundering. Trump going behind Epstein's back to outbid him on this property is the possible cause of the rift between Trump and Epstein.
According to Wolff, Epstein threatened to expose the deal (as suspected money laundering), but instead found himself under investigation (I'm assuming regarding his association with underage girls).
It seems implied by Wolff that the Florida investigation into Epstein's association with underage girls was possibly launched in retaliation for Epstein threatening to expose Trump's possible money laundering on the real estate transaction.
OK, I'm reading between the lines here, but not only did Trump steal a real estate deal from his "friend", he possibly also tipped off investigators about Epstein's illegal activity with underage girls. I'm only speculating, but if true... wow
