Big takeaways from our survey of fix-and-flippers last week: 1) Rates have massively slowed transactions and prices are falling broadly. 2) Lots of talk about flippers changing strategies, holding-and-renting instead of flipping, or exiting the space entirely.

#Atlanta flipper: “Many highly-leveraged flippers will need to go out of pocket to sell or will default on no-recourse loans. We will not see improvement until the 2nd half of 2024. Many will not make it to that point and there will be some bargains for cash-flush investors.”
#Baltimore flipper: “Sellers are still not reacting to market shifts. Sellers need to lower prices.”
Results from our survey of #FixAndFlip investors are in. The fix-and-flip market is clearly cracking: higher rates have shrunk the # of buyers + the # feasible deals. Buyers are also cautious about overpaying given falling prices (cutting into flipper margins).

SPEECHLESS: @mattteamjesus is a Seattle street preacher regularly targeted by people who oppose his Bible reading at public events. I spent hours following him today at #TacomaPride. He had 3 Bibles trashed, 2 signs stolen, and only 1 person standing up for him. This is America.
ALLOWED TO STAY: Police did not interfere w/ @mattteamjesus and other street preachers at #TacomaPride. A Spanish speaking church was also present. Officers were well aware of 1st Amendment rights to express religious beliefs on public property, even with hostile crowd. #Tacoma

Thread, with lots of photos: Commerce Street (between S 21st and 23rd), the heart of #Tacoma's Brewery Blocks, *must* become CAR-FREE. Its potential is incredible!! Without cars, it could quickly become the most exciting, European-feeling corridor in the entire Pacific Northwest!
Here's the Google Street View of the 2100 block of S Commerce St. Would this be a *glorious* car-free block or what? The couple I talked to (previous photo) agreed 100%! They walk their dog all the time, and they can't stand the cars, especially at night, when mischief happens.
The breweries are STUNNING here. And we all know that drinking + driving = disaster. Removing #cars will dramatically increase both safety and urban vibrancy. Imagine the VIEWS from these historic buildings when PEOPLE replace CARS! @CityofTacoma
New home sales fell in May, Y/Y & M/M. Theme of the month was sales decline by builder design. Few comments on demand slowing or skittish buyers, even w/new home prices +18% Y/Y nationally (survey record). Builder commentary from across the country per our survey to follow...
#Nashville builder: “Gapped out. Sales resume in June as new communities & phases start to open. By moving ability to contract on inventory homes later to finished drywall stage (window installation stage previously), expect sales to show continued decline. Decline by design.”
#Charlotte builder: “Paused sales from mid-May to mid-June in all communities & will selectively release homes for sale in the last 2 weeks of June & coming months. Sales look lower vs. last month but was capped due to limited lot availability & no inventory.”

#Tacoma Let’s welcome our new neighbors who are moving into the microshelters on 60th and McKinley! Residents are previously homeless, and will get temporary shelter provided by the City of Tacoma.
We (neighbors in Tacoma) are working on creating 100 welcome care packages total, and at least 35 by the end of July.
